More than half of the homes are under contract in The Estuary, Shell Point Retirement Community’s newest neighborhood, and construction is underway on the first single-family signature home, the villa models, and the community building and pool. To date, 27 homes—8 single family houses and 19 villa residences—have been committed.
“The response to the design details in both the single family homes and the attached villas has been overwhelmingly positive, and prospective residents are intrigued by the new 75% and 90% refundable contracts we’re offering,” said Ted Benjamin, director of sales for Shell Point.
There are 23 remaining villa residences available with an option of two different floor plans: the Captiva and the Sanibel. Preview homes for these models will be available for tours in November. There is currently a wait list for single family homes.
According to Director of Project Development Bob Southern, the neighborhood community building and the first single family signature home are underway and targeted for completion by late November. Shell Point has partnered with Wright Construction Group to build the homes. “We are progressing ahead of schedule, and we are looking forward to welcoming our first residents in December,” added Southern.
Situated between the championship golf course and a large nature preserve, The Estuary will include 50 residences in a combination of single-family signature homes and villas, and a community house and pool, built around a 4.5-acre lake.
Featuring metal roofs, clapboard siding, and front porches accented with picket railings, The Estuary Signature Homes offer 2,300-2,700 square feet of air-conditioned living space. The Useppa and Boca Grande homes include a great room, dining room, kitchen with morning room, master suite and two additional bedrooms with two or two and a half baths. With entry, lanai, and two-car garage, plus an additional space for a golf cart, the footprint will total 3,500 to 4,100 square feet.
The Sanibel and the Captiva, The Estuary’s Villa homes, offer 1,600-2,000 square feet of air-conditioned living space. The attached home floor plans both include a great room, dining room, kitchen, master suite, second bedroom, and laundry room. The Sanibel villa also features a den near the home’s entrance. Along with an expansive lanai and a two-car garage with additional golf cart parking, the footprints for the villas total 2,600 to 2,900 square feet.
Shell Point is also planning a 35,000 square foot clubhouse to expand the social and lifestyle opportunities for residents of the entire community. In addition to serving the 18-hole championship golf course, the clubhouse will include a pro shop, dining and banquet facilities, a health club, a salon and meeting rooms.
The Estuary will include all of the lifestyle amenities and services available at Shell Point, along with complete lifecare, including assisted living and skilled nursing if needed. Entrance Fees for the homes start at $689,000 with a 75% or 90% refundable contract. Reservations on specific home sites offering views of the golf course or lake are taken with a 10% deposit.
